Appraisal Policy


Please be advised that an appraisal is required in support of funding self-directed Private Arm’s-Length and Syndicated mortgages held within a registered account at Community Trust. 

Private Arm's Length Mortgages


  • Appraisal prepared and signed by a designated member of either the Appraisal Institute of Canada or Canadian National Association of Real Estate Appraisers
  • Acceptable designations include AACI or CRA from the AIC or DAR or DAC from the CNAREA
  • Appraisal must be dated within 6 months for Private Arm’s Length Mortgages
  • Drive – By* or Full Appraisal acceptable for Private Arm’s Length Mortgages
*CTC will use the lower value of the range provided



Syndicated Mortgages


  • Appraisal prepared and signed by a designated member of either the Appraisal Institute of Canada or Canadian National Association of Real Estate Appraisers
  • Appraisal must be dated within 12 months for Syndicated Mortgages (developments & constructions)
  • Full Appraisal (‘As Is’ value) is acceptable for Syndicated Mortgages (developments & constructions)
  • Updated valuations acceptable by an AACI or DAC, a designated member of the Appraisal Institute of Canada or Canadian National Association of Real Estate Appraisers
  • Updated valuations may be used to assess the value of the property during various phases of development & construction
  • Valuations are required when funding requests exceed the ‘As Is’ value
  • Updated valuations must be within 12 months
