Appraisal Policy


Please be advised that an appraisal is required in support of funding self-directed arms-length and Syndicated mortgages held within a registered account at Community Trust. 

Arm's Length Mortgages


  • Appraisal prepared and signed by a designated member of the Appraisal Institute of Canada (AACI) or CRA
  • Appraisal must be dated within 6 months 
  • Drive – By* or Full Appraisal acceptable
*CTC will use the lower value of the range provided



Syndicated Mortgages


  • Appraisal prepared and signed by an AACI, a designated member of the Appraisal Institute of Canada
  • Full Appraisal (‘As Is’ value) is accepted
  • Appraisal must be dated within 12 months
  • Updated valuations acceptable by an AACI, a designated member of the Appraisal Institute of Canada
  • Updated valuations may be used to assess the value of commercial property during various phases of construction
  • Valuations are required when funding requests exceed the ‘As Is’ value
  • Updated valuations must be within 12 months
